At Abeiro, we believe a home shouldn’t only be beautiful and practical—it should also be efficient, healthy, and ready for Galicia’s climate. An energy certificate is the official seal that shows how much energy your home consumes, and in practice it can make the difference between year-round comfort… or paying more every winter.
An energy certificate is an official document that evaluates a home’s energy consumption and efficiency and assigns it a rating from A to G:
A: highest efficiency
G: lowest efficiency
In Galicia, where humidity and cold temperatures can last for much of the year, a strong rating is especially important for keeping heating costs under control and improving indoor comfort.
A home with a high rating (A or B) usually brings clear advantages:
Lower bills: reduced consumption and lower energy costs (often up to 40% less).
Greater comfort: stable indoor temperature all year, fewer drafts, and less “cold-house” feeling.
Less dampness: a better building envelope and ventilation mean fewer condensation issues.
Higher market value: it tends to sell or rent faster and at a better price.
Sustainability: lower emissions and a smaller carbon footprint.
To reach a top rating, it’s best to plan for efficiency from the very beginning:
1) Bioclimatic design: maximize natural light, consider orientation (when the plot allows), protect from cold winds, and encourage natural ventilation.
2) High-quality insulation: external insulation systems (like ETICS), well-insulated roofs, and double or triple-glazed windows with thermal break frames.
3) Efficient heating and cooling: heat pumps, underfloor heating, and renewables such as solar panels when suitable for the home’s orientation and usage.
4) Sustainable materials: certified timber, natural cork, or local stone for durability and lower impact.
5) Smart control: programmable thermostats, zone control, and LED lighting to optimize consumption.
The process typically follows three stages:
Design phase: an accredited technician assesses the design and estimates the expected rating.
Construction phase: solutions are checked on site (tests such as thermography or airtightness may be carried out).
Final certificate: the official energy label is issued.
Depending on the type of project, support may be available through:
Regional programs for energy-efficiency improvements and rehabilitation.
EU Next Generation funds for renewables and efficiency measures.
Possible local tax incentives (such as property tax reductions), depending on each municipality and call.
Beyond paperwork, a good rating is something you feel every day:
Better indoor temperature
Less dampness and condensation
Lower energy consumption
More comfort and quality of life
