The commercial premises are located on the central Rúa das Orfas, in Santiago de Compostela. The purpose of this renovation was to adapt the space for the opening of an optician’s shop. The premises consist of a ground floor area of 36.70 m² usable / 55.00 m² built, with a basement of 16.40 m² usable / 25.00 m² built (intended for storage).
The premises were previously used as the stationery store "El Sol", with a structure in good condition but requiring adaptation for its new use. The renovations carried out were as follows:
Layout: customer service area, repair workshop, optometry room, staff restroom, and continued use of the basement as a storage area.
Carpentry: replacement with iroko wood doors and windows, lacquered in white, fitted with safety glass.
Flooring: oak floating floor in the commercial area and restoration of stone plaster in the corridor.
Installations: complete renewal of plumbing, electrical and telecommunications systems.
Insulation: installation of mineral wool in false ceilings to improve thermal and acoustic performance.
As for the construction specifications, the structure consists of load-bearing stone walls and wooden floor slabs, with no structural intervention. The façade was restored and a wrought iron sign was installed.
The project involved a full refurbishment to adapt the premises for use as an optician’s shop, complying with all current regulations regarding safety, accessibility, and energy efficiency. The intervention respects the historical character of the building while modernizing its installations and layout for commercial use.
